我通常会将租金定得比市场价低5-10%,但对房客的选择非常严格。因此,我很少需要更换房客。比市场价格便宜很容易留住好房客。 好的房客大致分两种:一种是信用评分(credit score>700)非常高,他们按时支付房租,且一般会很好地维护房屋。缺点是通常1-3年后就会自己买房搬走。另一种房客的信用评分一般 (600-700),但也按时交租,房屋维护质量可能不如第一种好。但这种房客基本会住非常长时间。我的一个已经12年了,就是这样的。 选房客条件:a. 信誉报告一定仔细看。尤其信誉低的,要看是什么原因低的。那种被驱逐过的,不交utility cost的啥的,坚决不用。但如果是由于贷款过高 (比如学生贷款),或者medical bill,或者离婚啥的,只要有稳定的工作收入。我会考虑。我一般会要单位supervisor或者同事作为reference。b. 我也会看这个人的linkin, facebook作为参考。c. 我也会看银行流水,要去提供过去半年的交房租的证据。e. 如果这方面有疑虑,我就会要求提供其它方面作为佐证。总之选人我会花比较多时间。f. 还有在这里看朋友推荐的, 如果对方是律师,房地产agent,或者那种工作闲,事多的人尽量避免。我觉得有道理。 我所有的租赁合同里都设有维修扣款条款(deductible),金额在50到150之间,不宜过高。金额太高可能会让房客隐藏问题,但也要让他们承担一部分费用,以避免他们因为小问题频繁找你。 房客提出任何问题时,一定要及时处理。这是建立良好关系的基础。所有问题都要按章办事,同时也要体现同理心。 我也有异地出租的房产,但我从来不通过中介更换房客。我的经验是,找到一个好中介的可能性较低。我通常会让现有的房客帮我展示房子,并与他们约定,如果他们帮我成功找到新租客,我会给予500到2000的现金奖励。我发现这种方法非常有效,房客基本都很配合,通常在1-2周内就能签订新的租约。我通过这种方式还成功的卖掉过一个异地的房子。 我尽量让所有房产的租约都在4月或5月底到期,因为我的经验是,这段时间找新房客最容易。 move in and move out walkthrough list 一定要做好,包括照相和视频。现在比市场价格便宜这招只能诱人来看房
