In most of the Midwest states, the general household income is only 50k, so if your net operating income 2x of that, you can technically retire, which it translates into a property portfolio of approximately 5 million.
But today we are in a world of high inflation, 5 million may not be enough, may need to see 10 million to be safe.
When I was 20, my rich aunt and uncle, at the time they worth more or less 5 million-ish, I thought that was the sky limit, it was the star that I will never be able to reach, well with the help of inflation, it wasn't that hard, I met that number before I turn 40, so I thought net worth 10 million by 60 is not impossible, well it only took 5 years.
and then, 3 years of covid, we saw our portfolio inflate from 70 million ish to 95 million, without lifting a finger.

前一阵子有一位网友提出这样一个问题:“在德国当地主真能财务自由吗?还是为人民服务?以首付25%为例,要买多少房能达到净收入是普通工资的两倍?靠两个双职工多少年可以实现?“。
类似这样的问题不时能够在论坛上看到,但这是我第一次收到这样的问题,却不知如何回答,当时心里甚是忐忑不安。我心里知道我的方向没有错,但是,在我的朋友圈里,还没有一个通过房产投资实现财务自由的。更多的是通过房产投资获得了工资以外的收入。
慕尼黑的自住房拥有率大概在25%左右。我家在慕尼黑郊县,邻居们基本上都是在我们来之前就一直住这儿,多半以上都是租客。个别有出租房的,每天还是该干嘛干嘛,没有听说谁财务自由了不上班的。
这里的租金净收入,在没有贷款的情况下,大概是2%到3%左右。在加息前(1%-2%的利息)首付35%可以实现现金流打平。
上班族年薪中位数6万,双职工12万。假设租金收入2%,那么需要12万 * 50 = 600万的投资房产才能实现所谓的财务自由。如果假设退休工资是退休前工作的50%算的话,那么可能只需要300万的投资房产就够了。
德国最富有的10%拥有的平均资产是61万,可以想象要拥有300万的投资房有多么难。现在可以理解为什么我没有碰到所谓财务自由的人。更何况真正的富人都是很低调的,即使我认识也可能不知道。

随着通胀开始向实体经济蔓延,各国的通货膨胀率高居不下,金融系统和实体经济在低息环境下被隐盖的风险逐步在史无前例的加息下凸显出来,全球经济和政治环境进入了极其不稳定阶段。在这样的阶段,央行的货币政策和政府的宏观调控的效果将带来更多的不确定性,不可控性。
我的预期是,稳定的租金收入是在慕尼黑这样的大都市圈房产投资的基本盘,它保证了房产投资收益的下限。然而,接下来真正的机会就是高通胀的收益。当然,前提是稳定这两个字:稳定的工作,稳定的收入,稳定的现金储备,稳定的杠杆率和稳定的心态。

租金增速已经超过房价了,所以,回报率会有所改善。我觉得这就是老朽所说的房价和租金的动态平衡。当然,我的投房经历太短,只能是拭目以待。美国的投资回报率太惊人了,我还是喜欢慢慢致富的感觉,踏实。:)
不过,我的下一个阶段时扩大股市定投的规模。谢谢提醒。
租金收入都只在2%到3%,例如香港。或许纽约曼哈顿也是。但那些地方一样成就了不少地产富商,不是说富了有钱而去投地产,而从零或者很低自有资金开始的。我在我之前的博文几次强调这个观点。
也希望那位网友在读完这个博客后就不要再为此纠结了。您把财富自由的标杆放到普通人都够不着的地方,让人都没了希望。
我本人其实不认为退休后需要两倍于普通工资收入的。就像我家现在,在自住房没有贷款后,家庭净收入的储蓄投资率就达到了75%以上,生活水平也没有下降。过好朴实无华的生活,保持一个健康的身体,有一个让人愉快的社交圈,其实不需要太多的钱。
同意您的观察,好的房产组合是可以抵御,甚至在通胀中受益的,很适合成为塔勒布(Nassim Taleb)所推荐的杠铃投资法中的90%的无风险投资标的。您的投资组合已经远远超出了普通地主的范畴,衷心地祝贺您的成就!
