“Zillow may have leaned into home acquisition at the wrong time, and we believe earnings may be at risk due to its current home inventory ($1.17 billion at 2Q21),” Yruma wrote in a note to clients. Yruma said it completed an analysis of 650 homes in Zillow’s inventory, or about one-fifth of the homes owned, and found that 66% are currently listed below the purchase price at an average discount of 4.5%. Of the 650 homes Yruma analyzed, the cities in which the company had the highest percentage of homes that were listed below the purchase price were San Diego at 94.3%, Phoenix at 93.4% and Mesa, Ariz. at 92.6%.

Other areas are on solid limestone. Generally east of xxx has more clay soil, but it can vary block to block throughout the area. I personally bought a home in xxxxx, built in the 50s, back in 2016 with existing foundation repair. After we moved in, the floor started sinking. Turns out the foundation was irreparable. My situation was definitely the worst case scenario, and it’s not to say that other situations would be that bad. And of course newer builds have much better foundation technology. But yeah, foundation repair is big business in the xxx area. If I were to buy again in or around xxx, I would run away from any properties with existing foundation issues or even existing “repair.”

opendoor收购了这家就把它关了
我最后在它关掉之前发现一栋遗产房 找agent约好去看 然后在我去看以前就被其他agent买走了
所以其实在某些地区 本来能流到市面上被大家都看见的房子已经是挑了几轮剩下的了
zillow的做法只是把这些操作更加常规化
