I think it's best you just walk away, don't leave them forwarding address and leave your security deposit. Take responsibility of your poor planning and move on. Learn a lesson.
我签了一年租住合同,只住了三个月,现在因工作要提前搬走。 房主要求付违约金$897, 另加全年租金(除非有人租这个公寓)。
我现在看租房合同上写的是reletting charge $897, 不是cancellation fee (另外租房合同上没有cancellation/违约条款).
但房东(老美)租房时告诉我$897就是违约提前搬出费。
我已按要求提前60天通知房东,告诉房东我愿付$897 另多付2,3个月房租(只住3个月,付多达6个月),
但现在房东说按合同办,也就是说要付$897 + 整年租金(除非有人租这个公寓)。
我在达拉斯,请问房东合同合法吗?我该怎么办?感谢大家.

你的上策自己找一个sublease,给他/她一个月free,让他/她和房东签新约。
中策是等房东relet,同时付房租。
下策是一走了之。要看你去哪里,如果离开texas,也未尝不可,他也追不到你。如果还在Texas,那么还是要好好处理。

她没有反驳,而她同事jump in说,enough argument.
我会写一个email给agent陈述这个事实。她不知是专业不够,还是误导. 总之我希望和平解决.
不知这个reletting charge 是不是德州特色。

都是说可以先不付钱,我就担心以后再付的时候麻烦,但芝麻大小的麻烦我都不想承担,没敢不付。

这么和房东说:搬出后愿意付2两个月房租(因为你提到了),前提是列一个字据以后你没有任何责任了(字据怎么写自己去搜吧)。如果房东不愿意,就告诉他老子押金不要了你只能拿到一个月的房租。这样九成以上都会搞定的。Good Luck!
