In other words, it is acceptable we leave the money in China, we want to know which documentation we exactly need to present in order to sell the house. In the very beginning, the buyer suggested that we do not go through agents since both sides want to have this deal, but based on the various requirements in Dalian we learned in the last couple of days, it seems that having an experienced agent is our first priority.

中国公民还是日本公民?
如果中国公民你就按中国人那样卖房就可以了。你自己回去办理的话可能都不需要经纪。主要是和房产局打交道。然后税务局。
没必要提及你父母遗传方面事宜,没必要提及你日本护照事宜,没必要提及你各国任何经历。
这样可能你太太的三级认证同意书是必需的了。你个人英文名字和中文名字是同一个人公正也需要。
其他的如果在办理过程中需要什么公正可以中国自己做。
如果是日本公民,是不是会麻烦点?没有经验不敢说。但是程序应该是一样的。可以强调是美国绿卡。
需要美国三级认证有点麻烦。你可以去当地美国驻中国领事馆先做好notary,然后快递美国让你太太去当地州政府和中国领事馆办三级认证。这是可行的。因为只有notary你本人需要面对,另外两个你都可以不出现。
先去当地房产局拿一个list,就说你要卖房子你的大致情况(该说的说,可以不说或无关的先不说)。
拿到list就去办各种文件,比如各种翻译件等等。
全部文件都有了,包括卖房合同等,就和买家邻居一起去房产局过户。
卖房合同如果你们买卖方以前有过的,很容易依样画葫芦买卖方讨论一下怎么写。
如果没有卖房合同样板 可以找房地产中介出钱做。大连不知道是不是必须有中介机构章。
同时同步你也可以找国内合适的中介 总是可以接手办下去 如果遇到麻烦。
上海通常经纪卖房是1% 佣金全部都包括。所以你可以negotiate佣金价钱按你办到了不同程度。
国内税收是买家付的多,佣金卖家付。一般税收要一起分算在卖价里。
顺利的可以一次通过,但是大多会有往复要求更多文件等等,然后按造要求再去办这些文件直到通过。
买家当场把钱打到你的银行账户。
