Technician问是什么test,房客说是home test kit,还拿出培养器皿让他看mold生长了很多。Technician告诉房客这样的test是不准的,菌分很多种,有些繁殖得快,但并不代表就是mold。我有点担心这几天卫生间的门都关着,会让浓度变高,Technician说mold在空气中必须在某个浓度之上才能算不合格,一直关着门反而让卫生间里的空气没有掺杂室外环境的空气,因为很多地方本来空气中就有霉菌。
第二天下午,technician发来短信:“The air quality was fine and normal. The tape sample I took up in the ceiling also was clean with no fungi detected”,附上的检测结果里卫生间空气中的菌值远低于不良标准、也远低于房子室外测到的菌值,天花板取样的结果是mold未检测到。
我大松了一口气,这个结果太好了!我想过mold不会多,没想到是没有,以后房客如果再说影响健康,这份报告就很关键。于是马上把检测结果转发给房客太太、保险公司和Board of Health,并告诉他们隔天之后开始修天花板,我想这次房客总没话说了吧,

The Town has already classified the property as Endanger based on visible mold and structural ceiling damage. That’s not open to interpretation. It's a formal health violation that requires correction. While the AAA air sample may have shown low airborne spore levels at the time of testing, that does not negate: The confirmed surface mold growth from our lab report (taken shortly after the ceiling collapse) The visible conditions cited by the Health Inspector. The documented mold damage in the bathroom and surrounding areas, as noted in the Board of Health order ..... You need to work with a licensed remediation firm and address this properly. At this point, we expect full compliance with the Town’s directives. ..health code violations are not negotiable or dependent on lab interpretation. Please ensure all remediation is handled accordingly ...."
他现在发现不能阻止我修理,于是拿town的指令来压我要做professional mold remediation,但即使在我做专业mold test之前,inspector也并没有这样要求我,我不相信房客说的。何况我现在也有报告在手。为避免分歧,谨慎起见,我先去找Town里Board of Health问清楚。
under the terms of a normal lease, they have caused damage to the property. All of my leases had a clause that stated that the tenant must notify me immediately of any issues and MUST NOT NEGLECT ANY UPKEEP OR CAUSE ANY DAMAGE BY NEGLECT.
Under any sensible interpretation the tenant caused this and I would either get them to agree a payment plan or serve a Notice to Quit for damaging the property.

AAA环境专业公司的technician来看了卫生间天花板,说要做卫生间air quality检查($450),另外在天花板上取样化验mold ($150)。房客一直关闭卫生间的门还把门缝用湿布堵着。Technician用一个小盒子仪器收集卫生间的空气,要用电,而房客在漏水时怕漏电就把卫生间的电源全关了,所以前几次我们去看天花板都用手机打灯,这时只好临时从厨房接电源。收集空气需要闭卫生间门五分钟,我们都等在门外。房客夫妇戴着N95防毒面具站得远,这时technician和房客说他不认为mold严重、空气也没有异味,房客争辩说漏水已发生几天,mold可能已经消失了很多,但他们当时马上做的mold test结果就是有mold。

Technician又在天花板上取样,另外也在房子室外收集了空气,所以一共是三个test。一般是24小时出结果。

但我想的还是太simple了,晚上房客先生直接发来一封信,这时才发现这个先生大概才是在幕后一再发难的人。他信里提到town的说法,和inspector上次与我通话的意思不相符,到底是我理解错了还是他理解错了?

现在要是我的话会让他们掏钱再找第二家自己信得过的机构测mold。结果不通过就remediation,没问题的话就修理drywall + 给option搬走。
现在千万不能提涨租,起码要等3,5个月。不然人家一定会拿这个说事。
就说看来问题很严重,你们需要好好查一下。不希望他们住在一个需要维修的环境里。
