1. 浴缸下水道漏水，这是最看不出的，但也容易判断，用时漏，不用不漏。
2.浴缸墙内的水龙头，包括淋浴头墙内水管接头漏水，，一般漏水沿墙，但也会由于结构流到其它地方。
3.抽水马桶移位，特别是老房子。
4.住户用水不小心，地面积水漏到下面。以后吸取教训就不再发生，但不会告诉楼下和房东发生过事故。
如果一段时间过后确实不再漏水，去楼下油漆一下天花板也不是大事。

我家二楼的一个浴室从来没有漏过，两周前突然漏了，一楼的天花板漏水，把墙打开，发现其实一直就漏，但是漏的很少，但是那天来了一个人，洗了一个三倍长时间的超长澡，积少成多，漏了。
先把冷热水阀门打开放水，接着切换shower洒水。一分钟后关上冷热水阀，再让spout排空水，然后将spout拧开，查看里面有没有水印子，如有，多半是spout接缝处不严引起。弄干净旧胶布后，顺时针缠上几圈水工胶布，再拧紧spout，估计就不会漏水了。

然后本周未漏（本周开了浴室的水笼头，但楼下没有再漏）那90%以上的可能是overflow 问题。overflow valve 应该是固定的的，那个gap的开口应该向下，这样水就不会漏到不应该到的地方。
你应该做的是，与楼下邻居合作。找个Plumber确定哪漏。如果是overflow valve,这个比较容易，如果是其他的地方漏，那可能花费要高些，这个是你的责任，那个邻居没有欺负你。
HOA要求我们搬出去，付了租旅馆费。检查天花板发现周围发霉了，还除了一周霉，检查合格后才让我们搬回来。

把下水口口堵上，再把你家卫生间灌上水。过一夜看看楼下的天花板有没有漏水。
当时我的一个外州的公寓被楼上flood, 整个房子都淹了，楼上一分钱都不赔我。我找律师，律师要我先打5000美金律师费，说这种官司很难保证最后会赢。自己去small court打官司，非但要飞过去，连对方屋主的地址都找不到。对方隐藏了地址。最后我自己维修，而且赔了房客钱作为他损失的赔偿。花了点钱，心理平安健康最重要。该干嘛干嘛，心情完全不受影响。总结经验就是，干这行的心理素质要强大，不要太在意损失的钱。有赚就有赔。不然的话做的很痛苦。
