1. 浴缸下水道漏水,这是最看不出的,但也容易判断,用时漏,不用不漏。
2.浴缸墙内的水龙头,包括淋浴头墙内水管接头漏水,,一般漏水沿墙,但也会由于结构流到其它地方。
3.抽水马桶移位,特别是老房子。
4.住户用水不小心,地面积水漏到下面。以后吸取教训就不再发生,但不会告诉楼下和房东发生过事故。
如果一段时间过后确实不再漏水,去楼下油漆一下天花板也不是大事。

我家二楼的一个浴室从来没有漏过,两周前突然漏了,一楼的天花板漏水,把墙打开,发现其实一直就漏,但是漏的很少,但是那天来了一个人,洗了一个三倍长时间的超长澡,积少成多,漏了。
先把冷热水阀门打开放水,接着切换shower洒水。一分钟后关上冷热水阀,再让spout排空水,然后将spout拧开,查看里面有没有水印子,如有,多半是spout接缝处不严引起。弄干净旧胶布后,顺时针缠上几圈水工胶布,再拧紧spout,估计就不会漏水了。

然后本周未漏(本周开了浴室的水笼头,但楼下没有再漏)那90%以上的可能是overflow 问题。overflow valve 应该是固定的的,那个gap的开口应该向下,这样水就不会漏到不应该到的地方。
你应该做的是,与楼下邻居合作。找个Plumber确定哪漏。如果是overflow valve,这个比较容易,如果是其他的地方漏,那可能花费要高些,这个是你的责任,那个邻居没有欺负你。
HOA要求我们搬出去,付了租旅馆费。检查天花板发现周围发霉了,还除了一周霉,检查合格后才让我们搬回来。

把下水口口堵上,再把你家卫生间灌上水。过一夜看看楼下的天花板有没有漏水。
当时我的一个外州的公寓被楼上flood, 整个房子都淹了,楼上一分钱都不赔我。我找律师,律师要我先打5000美金律师费,说这种官司很难保证最后会赢。自己去small court打官司,非但要飞过去,连对方屋主的地址都找不到。对方隐藏了地址。最后我自己维修,而且赔了房客钱作为他损失的赔偿。花了点钱,心理平安健康最重要。该干嘛干嘛,心情完全不受影响。总结经验就是,干这行的心理素质要强大,不要太在意损失的钱。有赚就有赔。不然的话做的很痛苦。
