 这房挂出两个月了,都没有出租出去。但代理的PM看上了,不知道是好事还是坏事?你们经验丰富,帮看看我应该怎么处理。他提出这个办法可行不?里面是不是隐藏什么无法现在能看到,想到的问题会发生呢?

It would be me that is interested in buying. The way it would work by doing a contract sale is it would be a certain length contract. I was thinking a 3yr contract. I would take over the taxes, insurance, utilities maintenance of the property, etc. so you would no longer have any expenses on the property. You would just be collecting a monthly agreed upon amount. At the end of the 3yr contract I would be able to go to the bank and get a mortgage on the property to purchase it outright from you. Over the 3yrs my monthly payment that is going to you would be going towards the purchase price of the home, that way when I go to the bank I have equitable interest in the property and can take out a mortgage to purchase the property from you. The numbers I had worked was a purchase price of $365k and I would make monthly payments of $2000 for 3yrs. At the end of that 3yrs I would have paid you $72k leaving me with $293k left on the contract with you that I would get mortgaged from the bank and you would then receive that lump sum of $293k. During the time of the contract, if I for some reason were to default on the contact with you, you would receive possession of the property back as well as keep any money that I had paid you to that point. Let me know if there are any additional questions you have as I know this is an unconventional way to purchase a property and can be a bit confusing. No worries if you are not interested in this, I just thought that I would ask.

  I want to point out that my interest in the property does not change the fact that I am still working to get the property rented for you. The time of year and higher priced rentals don't mix well and the leads have been hard to come by. I am still working diligently to get your property rented.

主要是这个lease option对房主不fair,真是做白日梦

相当于前3年白住,除非房子严重负现金流。

正确的lease option应该这样:

1)卖价应该高于现在市场值

2)应该付给房主一定的费用做为option费。当然3)多付点也可以。

3)租金应该高于市场值,高出的部分可以作为买家的down pay。 比如市场租金是2000,可以收2500,只有多出的500才可以做为买家的down pay。当然如果买家最终不买多余的500也不会退。房主自己要交地产税等。

这是假定想卖的情况,如果房子回报不错就不卖,冬天长时间租不出去很正常。

自己search 一下 lease option。

这个合同相当于一个三年后执行的option,到时候如果房价增值就执行option,万一房价跌了就拍屁股走人,对你没什么好处啊

他付的租金算在房价里。相当于你这房子现在就卖了,3年后拿钱。这option没有价钱的?除非这个卖价高于目前市价

谢谢了! 这些好的建议。这房子真正的市场价是$2800, 现在已降到$2600,还是租不出去。

是啊,我感觉那里对劲。

但因是远程的租房,没有办法找到更合适的,就将就着。自从上次驱赶人后,是他的要求下换地毯,刷了墙总共化$15000刀。

冬天长时间租不出去很正常,过完年后会好些,当地主得有耐心。

当然,各地出租市场不一样,我的房子,有的地方很快会租出去,而有的城市冬天不容易租出去。春天的时候我有个房子还三四个月才租出去,所以市场很重要,同时得有点耐心。

再请问,在中部空着的房子是不是要关了水电啊?

在曾经想关了水电的,那PM说不要关,我都怀疑他现在却都住在那里了?

现在利率高,不是卖房的好时机,即便想卖,也可以等利率降到6%再卖。

谢谢鼓励。我只是一个房子,还是远程。曾经想卖掉算了。但现在卖的话,损失更多。

这个协议的问题是他在三年里付的钱都作为downpayment,那不相当于白用?Lease option要付租金的

建议考虑换个PM出租,此PM已有conflict of interest,未必会全心全意帮找租客,而且

感觉他比较会算计,小心为妙。冬天难出租是正常的,特别是感恩节圣诞节期间,我也在找租客

'我跟他签的合同是明年9月份到期。如果现在換PM, 能跟他取消协议吗?
