是不是以后信用低的房客就绝对不考虑了? 以前偶尔遇到一些房客由于非eviction之类的事件造成信用分低,比如medical debt, 离婚,shortsale, 等等,我一般酌情通融一下,但是要求多加deposit, 基本上没有碰到过问题。那些能拿出比较大笔现金的人,说明财务状况和消费习惯比较好,即使过去有过问题,也可以考虑。
现在市场上信用低的租客远多于信用高的租客,有没有可以绕过这个法律的方法?

想了几个方法,可以搭配着使用,当然会比较麻烦,抛砖引玉,不知道在法庭上会不会成为问题:
1. 房租列一个底价,信用不好的向上浮动up to 5-10%
2. 配合第一条,在房租条款中, 除了合乎条件的扣除押金之外,再加入奖励条件,例如如果清扫合格,可以有$500 奖金, 电器没有损坏奖励$200
3. 增大晚交房租的罚款,这个现在没有上限,当然也挺难实施的。
4. 防止像楼下这种提前断约,可以先收取第一个月和最后一个月租金。
