至于termite inspection，我之前作为买家做过一次（当时卖家不肯做），是免费的。sewer inspection，应该就是找个plumbing company run camera inspection，大概300多就能搞定，也不贵。
价格看市场。比市场价便宜5%即可入。：）
Check fuse panel. It is 100A or lower. It could be issue. A few $k to upgrade to 200A.
Drainage: my realtor friend told me to fill up bathtub and drain it to see if it can be brained smoothly.
Clay pipes could be clogged after tree roots growing into them.
