use a commercial/retail broker in your target area
Loopnet is outdated, good deals are often done among brokers without getting on there. Locate a/some commercial brokers specialized in retail in your area, then hire them to hunt for what you need. Much more effective than searching on loopnet. Seller pays their commission just like in residential purchases.
Commecial brokers 或者网站,甚至MLS都有更快更准确的update info。当然MLS包括apartment的比较全面,小店未必全部。但免费网站Loopnet 也不是全没意义,例如For sale by owner 就上那里。我曾经在上面联系上业主买过deal。在中部或者城市边缘可能使用商业broker比较省事与有效。但大城市大市场,上市的是绝大多数,并非好deal只能私下。因为买卖双方的范围都能扩大,这种业主都不是怕见人的LOL,都希望增加可能性。
想买个小店面,不好找呀
人云亦云,不必呆板跟从专家理论分析。不然,你很难做成这种实际操作的事。投资股市或者买REIT做宏观分析才是比较重要的决策依据或者参考。
