landlord and tenant act鼓励房东做查房，请问微小地主们都做吗？做的话以什么样的频率比较好？比如刚搬进来头三个月每月做一次、之后每三个月做一次，合适吗？

我也不想那个麻烦、让租客觉得事儿多，可是看到有的帖子说房客搬出的时候家里全是虫子、蟑螂，也看到网上贴的狗尿房（目前租客都没有养宠物），真心怕怕啊。
我觉得最多一年一次，查出不大不小可修可不修的问题怎么办？ 只好都修，大家都麻烦
