房子上市一天拿到offer, 请问这个申请是什么意思?

buyer 提出卖家付3000 closing cost。 Close on Aug 7, $500 earnest money. 5 day due diligence period, FHA loan, prequalified with 当地一个小贷款公司。

请问各位大侠如何看?

the contract price is then increased (to the same effect for you). 

This is a very common trick for people who don't have much for downpayment. By doing so they can borrow a little more money.

500 earnest money sounds like a joke, definitely not very earnest...

earnest money应该是房价的3%左右。500刀不合行规。3千closing cost可以加在房价上。

周末看房的人最多。我一般房子周四上市,秀一个周末,offer进来,或选最好的或给截止期call best&highest

谢谢各位的建议,感觉Agent是有点想尽快卖掉房子的,上市一天拿到的这个offer,跟我们说是非常好的,

open house 还没有呢。催了多次,但她坚持一定要等到花园的杂树杂草都清理干净,人在国外,找了4家费用加倍都不接活,结果等了5周多,本周一才上市。
