Tell them that the house was clean and there was no mold
Tell them that the house was clean and there was no mold issue until they had lived there for XX months. If there is mold issue they are likely responsible. See how they respond. BTW, mold is everywhere (just check local mold forecast). I suspect that mold testing and remediation is scam most of the time.

目前情况: 房客从2015年一直住到现在, 上次的合约是2018签的, month-to-month lease, 房东或者房客给对方30天通知就可以结束租约, 以后一直没有重新签合约, 但是中间租金调整过几次, 都是用邮件沟通, 租客没有异议, 当然我的租金一直都比市场价低, 是因为我觉得他们算是很好的房客, 准时交租, 有的时候换个马桶的阀门他们自己就解决了, 我就出个零件钱, 比较省心. 这两年房租疯涨, 我加租还是比较小幅, 去年3月的租金涨到$1630, 涨幅8%, 当时周围的租金已经在$2000/月. 但是去年底换了新的AC和Heater, 花了小一万, HOA, 保险各项开销也升高很多, 我4月份通知他们租金从6月15日开始调整到$1950, 现在周围相同尺寸的房子的租金Zillow上大约在$2400/月.
当时是电邮通知他们涨租金的, 说如果他们打算搬走给30天通知就可以. 当时他们没有回复, 昨天付房租的时候还是按照旧的金额支付, 我用邮件通知他们补足差价, 他们补足了金额, 同时给我回复了以下邮件:

这是这么多年 以来他们第一次提出有Mold的说法, 也没有提供任何照片, 这么多年有房顶漏水, 水管堵塞, 我都是第一时间处理的, 现在我很担心是因为涨租的原因, 他们开始找茬, 而且房子年代比较久, 也许会有Mold. 我想知道我现在该怎么做:

涨租就是涨租,房客交租了,over。
Mold 是 mold,房客告诉你有mold,那么你现在就有责任来处理这个问题。之前你不知道,应该没有责任。
不要总觉得房客是因为你涨租而报复。
And follow their procedures, then no further fault on your side.
这点小事自己跑去看一下就能解决。不要小事化大。

每一次,没有一个租户搬走,他们都是讲mold没有了。房东必须先把决定权交房客,这样就没有责任。如果他们搬走,咱就重新打扫装新找新客。
