In case of partial destruction or injury to the Residence by fire, the elements, or other casualty, the Owner shall repair the same with reasonable dispatch after notice to it of such destruction or injury. In the event that the Residence is, in the Owner's opinion, rendered not totally uninhabitable by fire, the elements, or other such casualty, or in the event the building of which the Residence is a part be so injured or destroyed that the Owner shall decide within a reasonable time not to rebuild (though the Residence may not be affected), then, at the Owner's option, this Lease shall be terminated, and the Rent shall be paid up to the date of such injury or damage, with no further liability to the Owner or Resident.
双家庭房子才租出去不到一周,今天收到消息,阁楼里面water heater附近的水管爆了,一小块天花板掉了下来。租客前几天刚刚签约拿了钥匙但是还没搬进去,今天早上搬家具的时候没问题,但是下午再去的时候发现已经爆了水管,整个房子都被淹了,地毯都泡水了!看着这两天天气报道担心的事情还是发生了!唉!
这种情况是不是需要马上报保险还是先找contractors预估一下再决定是否报保险?我们保险是$2500的deductible,图片看着要过万才能解决?
PS 我们在外州还有5天才回去,现在需要远程操作,租客目前一家子暂住在朋友家,估计还要继续住下去。图片看着很messy... 希望大家别介意!
租客有renter insurance的话,可以索赔他们财产损失。
面积大于2000sqft, 不是上万了,10万可能都打不住。如果原来是地毯,台面是tile 什么的, 会便宜一些。

不管天涯海角,只要有互联网,我就知道出租房的温度,设置。不好的是每半年要换电池。租客往往不记得,报告说暖气不工作。想换个简易的。看来还是有必要。
1)找到哪里管子漏了,修好。材料可能就一根管子两个sharkbites
2) sheetrock补好,
3)地上的垃圾清理一下。地毯弄干净或者换成lvp。
4)过两天漆一下天花板
一共可能都到不了deductible。
南美租客一般人都很好。不会和你纠缠细节。做完看起来没问题就可以了
我是纽约市多家庭房子。我一个互联网能cover所有家庭,比他们自己整便宜,我租金每户加50刀就行了。
我会嘱咐租客把温度调高,至少72度。他们一般会照做。
