Limitations Of Attic / Roof Cavity Inspection As prescribed in the pre-inspection contract, this is a visual inspection only. The inspection of structural, electrical, insulation and ventilation components of the attic was limited by (but not restricted to) the following conditions: • Insulation/ventilation type and levels in concealed areas cannot be determined. No destructive tests are performed. • Potentially hazardous materials such as Asbestos and Urea Formaldehyde Foam Insulation (UFFI) cannot be positively identified without a detailed inspection and laboratory analysis. This is beyond the scope of the inspection. • An analysis of indoor air quality is beyond the scope of this inspection. • Any estimates of insulation R values or depths are rough average values. • Roof / Attic Viewed From Hatch - portions of the attic were obscured from inspection.
四扇窗户的木框下边烂了大部分 要换 2000出头。阁楼上有老鼠 insulation里全是窝，要换。在等pest control 估价的期间我们自己设的traps逮到两只。换insulation要大几千。唉欲哭无泪。Inspector是我们自己找的 朋友刚用过， 谁知道这么马虎。Attic他指出了bathroom vent到阁楼的问题 但是没有掀开insulation看。其实就是在attic那个入口那边就有很多droppings，我们逮到的老鼠也是在那里。inspection report里讲 这只是visual inspection，他没有爬上去看 只是站在梯子上在洞口看了一下。这是report上写的limitations：

Inspector公司都有Insurance。你要把他应该查出而没有查出来的都照相，越全越好。然后向他的保险公司报告。记住：只有一次机会。不可以第二次再索赔。我10年前发现一些问题就索赔了。第二次保险公司就不管了。

因为网上说老鼠可能带Hantavirus，百气之几十的致死率。天气也有点热，一会儿就喘不过气来。
后来查到加州的家鼠基本上不会带这种病毒。
就都不是问题。哈哈。
