今天准备叫cleaner 帮我查一下房子里面。外面一切都好。neighbor already text me to report that. 另一个long term的房子短时间从back door 进了一点水(地都是瓷砖)tenant told me I need put some drainage pine around back door. He has already help me done that (dig and 100 ft pine and collectors, emitter), I paid him $150 labor and materials. So I still don't need use my insurance.
Sep is the hurricane month, my Airbnb always rent less. This year, from January to August, I rented 27days per month. Considering I have set minimum 3 days (most people rent 4 to 2 weeks). It's fully rented. But for September, I only rent 8 days. There is no guests since September 18 to Oct 6. So it's good for me no need to worry about this hurricane thing. I think I am luck with my FL houses.

保险公司如果没有破产,就会赔付,据我了解,一般保险公司的赔付都十分大方,基本按照充足的重建成本赔。所以有一部分不专业的地主,拿到赔付以后,根本无心修理或者重建,把受灾的物业便宜处理掉。至于便宜到什么程度,我也不清楚,可能就当空地卖,有的房东被维修任务吓坏了,建筑工人找不到,时间拖不起,打个五折卖算了。
目前能赚这个钱的投资者一要有经验,懂当地市场,有可靠人手,还要有一定自有资金周转,因为建筑贷款很难拿,利率应该10%以上了。

因为活很多,这还是在正常市场的情况下。如果来了飓风,家家户户都要修,可以想象客户要等多久......
