找lease要找里面带Guarrantor条款的，讲明tenant和gurrantor的区别，签字地方也不一样。要提高自己业务水平。

Cosigner are anyone other than the tenant who is responsible for rent. You go for cosigner for rent, not the tenant.
Guarantor is responsible for rent if the tenant failed to pay, so you need tenant default before going after guarantor.
In this case the parents should be cosigner.
