请教楼梯扶手不符合现在的code修不修?

4-plex,在北加。Inspection report有下面信息。请问这是必须修吗?价钱大概多少?看了好几个房子,老一些的好像都有这个问题。

如果不修,以后会不会有法律风险?例如租户受伤,被告。。。多谢!

The deck railing is too low and is a safety hazard. The California Building Code as of Jan. 1, 2008 requires minimum guard rail height at landings, porches, decks, and balconies more than 30 inches above grade to be 42 inches in vertical height. I recommend immediate correction by a licensed contractor as necessary.

The baluster spacing at the perimeter of the deck is too wide. It's possible for a small child to slip through the railing and fall. Current codes specify that baluster spacing can be no more than 4 inches wide. Even though this requirement may not have existed at the time this property was built, I consider this to be a life/safety issue, and feel it would be prudent to bring the baluster spacing up to current code. We recommend contacting a licensed contractor for repair.

You may want to talk to a lawyer first whether by not doing it you will be in a bad position.

因为看到不少multifamily都是同样的扶手,以为可以不换。请问换什么样的合适(木的还是铁的),应该找哪种contracto

这个城市没有,但全加州都有租控。

inspector这么说是为了免责,但这个是Grandfathered,如果每样东西都要符合新的Code,那直接推了重盖得了

有道理,我也奇怪怎么那么多房子都有这个问题呢。如果有问题难道其他地主都不怕?

南加特别是洛杉矶县看过的大部分房子或多或少都不符合新的Code,照样租,照样买卖
