my attorney confirmed the LLC has the same principal as the parents company, and the same on site consultant. The builder use LLC for tax/liability purposes.
I guess this is part of the risk I have to take to buy a to be built house.
So if they went bankcrypted the bond (insurance) will cover your loss.

从增值上来说,永远不划算,最多80% return,可能还少。这个和买新车永远贬值一个道理。
从享受上来说,永远划算。
如果自住房买在2013年,现在房价上涨了,那如果自住房买在低点,卖在高点,不是就增值吗?
比如:这块地皮是否有city permit for sale。地皮表层是否有浮土层,因为有的话,这层是要刨掉一定深度,因为不能直接挖地基盖房。我那朋友买地的时候是拿到了city permit,但是卖家欺骗了他,只做了表面的浮土层替换,没有深挖到city要求的深度。city inspector是没有检测到位就发了permit。结果朋友就要花上万块去清理置换,否则没法挖地基。
另外那个地皮后院对着一个wet land,他需要做大的landsacping (deck+patio+绿化),city有规定要距离wet land多少米,他就要把后院斜坡去做平,这个开支又是多少万。
总之,就这一个地皮的问题,you don't know what you don't know就是坑连着坑。还是小心为妙吧。
