用,干脆多cash out一些钱出来,利率这么低的机会不多了。

You are not saving any money.

The closing will take your nov. payment, and the dec. payment is due Jan. 1.   I don't think you are postponding anything. 

This 2 months without montly payment is only good for people that are so tight on cash they needed a break.  For you it makes little difference.
