I sold house before. As a seller, I don`t care buyer pays cash or needs a mortgage. What I do care is once we are in contract, buyer will stay in contract. An appealing offer is with no contingency, high deposit. This kind offer is more attractive than a higher offer with more contingencies.
我打算买一套投资房。问了几个借贷公司和银行后觉得投资房的利率要比我想的高很多。正好我的自住房没有贷款,所以我就做了cash-out refinance。因为我打算投资的价位的房子现在还是很火爆,还需要抢,为了能买到合适的房子,我打算用cash-out refinance出来的钱全款买这个投资房。想请教一下各位大牛几个问题。
1. 用自住房refinance出来的钱全款买投资房,这个思路有什么问题吗?或者有没有什么常规的跟进办法?
2. 如果我用全款买投资房的话,refinance的利息能用来抵税吗?
3. 如果我想买第二套投资房的话是不是最好用常规贷款?因为第一套投资房refinance出来的钱肯定不够买第二套。银行告诉我最多只能refinance 房子市值的60%.
4. 如果我请property management company帮我打理的话,PM产生的费用能用来抵税吗?

Investment property rates, 20% down 15 year rate is 4.375%, 30 year rate is 4.875%.
如果我能拿到20% down,这个利率我okay呀;疫情前还有5.x%的利率
当然首先就是钱利用效率太低,cash on cash return最不划算,在这个利率这么低的时代,大家不要被疫情spoil了,比通胀还低的都是free money;更何况,现金买,抵税的就少,那就多交税呗,如果用杠杆,再加上depreciation,基本交不了什么税;最后还是效率的问题,现金买一个和贷款买4-5个,增值到底哪个好,下一步需不需要scale up等等。

You are more susceptible to market down turn
You need to register a LLC. Using LLC to hold your rental properties and deal with the taxes, loans and expenses.
