The lease binds tenant and landlord. The tenant pays the rent, and the landlord keeps the house livable.
There is no requirement for the landlord to provide new paint, or even clean carpet. Being livable means working electricity, gas, AC and plumbing etc.
Usually when a tenant saw a empty place, they would know what they are getting. Since they saw the house when someone is living in it, tell them maybe there is a mismatch of expectation. Tell them you will take care of some small stuff, but repaint wall and cabinet is out of the question. and you can release them from the lease.
新租客是前面客户还没搬就看的房, 签了。 昨天lease开始第一天, 租客抱怨收拾好的房子有味道,以及其他的问题,只搬了一些小东西,要我除味才搬。他们暗示我要全面刷墙, 刷橱柜, 甚至重新洗地毯 (地毯已专业洗过了)。他们自己还私下打了电话约人洗地毯重新清理要我付钱。 我本来很愿意满足要求, 但担心租客挺难满足,尤其除味,要以他的标准没有味道才行。
这种入住条件不满意的情况,有什么办法和他们协商不租给他们了吗? 如果不行,我就认了。 他们信用收入都不错。就是觉得和landlord 很敌对。

刚才咨询了一下,他们不想就不能解约。我又发了个Email告诉他们不能满足他们的要求,只能做repair,但可以refund解约。
