如果要卖的房子在自己名下，要买的想放进一个LLC里面，这种情况可以exchange 吗？

LLC has to be a disregarded entity.

Meaning that for tax purpose you and the LLC are the same entity.

If you are one of members . Then there will be 704(c) treatment

That is potential special income allocation in LLC depending your choice.

you can exchanges under your name then contribute the replacement  property into LLC. Your gain will be deferred anyway

LLC在我的名下，里面只有要买的房子。要卖的出租房也在我的名下。报税的时候都是pass through income。 如果需要

SMLLC? Then you and SMLLC are the same . No 704(c) issue

You should be able to have 1031 exchange but I am not sure about  mortgages
