背景:靠近30多万人的老镇,附近的SFH都是100年左右的老房,近几年老区改造新房(1400sqft ~ 2300sqft),从开始的$130/sqft,到现在$210/sqft,学区都是不过3分(10分制),犯罪率近几年好很多,但远比华人区(比如:15迈之外,学区9~10分,$150~$180/sqft 3500尺以上房区)高。
附近白菜townhouse, 3bdrm/1.5bath,1300sqft, 上世纪80年代建的。2014年买一银行没收房$21k, 2017同小区同样的房网上拍卖了$55k (我出$47k没拿到,当时发文,@守月说我看过去3年,人家看未来3年!),近几年从成交价$30k -->$50k --> $70k --> $100k -->$150k (2019年) --> $170k (2020年1月) -->$209k(今天卖价)!
最近,附近的老SFH好多个都是被flip半路,没完成就拿出来卖,价不便宜,按现在修好的卖价似乎也有20~30%的利润。但是,如果房价(像涨那样速度)一跌,岂不赔20~30%?
