I have not made any rent increase for 6 years because I value good tenant. Money is good but I prefer a good tenant more than rent increase. Keeping a good tenant will save you money and keep you away from trouble.
The reason I have not increased the rent because they never late on rent, no big issue with the property ( Small issues are normal as the property goes aging ), another reason is they do not make minimum income with two college sons, I want to help them to release some of the financial pressure. Life is not just money, life is full of caring, loving, helping...
I believer the more we can help ( if we can), the more happiness we will gain.
四年的租客，没迟过一次房租，从不找事除非必须要修的东西，发现房子有结构性问题时立时通知我们，他们还替inspector and engineer开门, 总之是非常可靠的租户。又到renew的时候，现租金$1525， zillow rent $1650, 我觉得不用涨价，想问一下，一般对好的长期租客，大概给多少优惠？
除非市场上租价不涨了。每年都要涨，但老客户可以稍低于市价。
我没有长租经验， 但是觉得房租不涨或者涨的慢， 低于市场，已经不错了。 或者如果从来没有什么修理费用，房租不涨也不是个坏主意。
还有，也许可以在过节的时候送给房客家gift card to a local restaurant, 或者他们用得上的礼物？

如果白菜房要保持租金优势，只要保持低于市价，就是一个优势，每年涨月租，2-3%是正常的。
房租就算涨50$，还抵不上空房一个月的损失，所以，好房客就不涨，总之个人认为自己是好房东，当然我是微型小小地主，只是因为搬家才将原住房租了出去~
