2. HD/Lowes fiber glass 3-wall shower tub. Still waiting for quote. ($6k?)
3. resurfacing (this company claimed better than epoxy spray). ~$2k (10 yr warranty)
Getting ride of mirror wall will be headache. I have no bathroom renovation experience so prefer to have other people do it.

This is 60" vanity. Resurfacing would cost over $400 (only the following color is available). Still better than getting a brand new. Pinkish looks quite outdated. Need to change handles too.

I am worried about having to fix dry wall behind backsplash. Total cost of vanity change could go up to $2k or $3k. I am in northwestern city. Monthly rent for this 1800 sqft house is only ~ 2k. Spent 4k cutting down one tree 2 years ago, another 1k chopping down one fallen tree probably 1 yr ago. It has a large yard and I probably spent already $1k for preparing yard so look ok to potential tenants. My wife likes the large lot. Without this consideration I would love to do 1031 exchange to brand new house.
