你自己去看新房,有中意的,卖方也给佣金,你可以找熟悉的经纪,然后提要求,比如佣金让一半给你。上面说过,钱容易赚,就是填个表,经纪会同意,不同意你找别人。
要记住很重要的一点,你去看房时千万不要留下你的信息,也就是说不要登记注册。如果让卖方知道你的信息,卖方会当你默认他们做你的经纪,你再找经纪是分不到钱的。
二种经纪也是不同的角色,尽管可以是同一人。
利益不同,各为自己的雇主服务,买卖双方的利益一般对立。
收费不同,我的地方,卖家付全部佣金,4%到6%,然后卖家经纪要分佣金给带来买家的经纪,一般是给一半佣金。
买家可以要求自己的经纪让利,即卖家给的佣金拿一部分出来抵房价的一小一小部分,不多见。
买房不找经纪,也可以要卖家让利,但不值得。别人付钱请人为你办事,尽量利用。有无自己的经纪,买房大不一样。
最怕吃了卖家坑买家的经纪,最好二家经纪不认识。
房子卖出过户的时间点,与45天内能否真找到满意房子,若45天时间过了仍没寻到要买的房子咋办?
买新房不一定不用经纪就能自己赚佣金。
有的小建商有可能答应给点优惠当佣金,从卖房经纪到跟老板说话可能是直接跨越。大建商则比较难,什么价都是定好的,每一管理层能减什么价的权限也很分明。跟老板谈上话估计要跨越好几层经理,通常处理买卖房事宜第一层经理就够了。
