"Inspection Complete and found that the actual issue is a small bubble that is worthy wall and the ceiling meat and the owners bedroom. It is not structural it is not a low being the slight bubble in the drywall texture is right about 1/4 of an inch with intolerance. "
新手小房东，去年人生第一次买了一个异地小投资房， 是新房，当时没做inspection. 现在快一年了，最近做了个inspection, 没发现啥问题，就是看到主卧的celling 跟墙交界的地方有一点不平。
房子只有一层，验房师说看不到墙里面， 不知道是不是结构问题。

想请教几个问题：

2.建商说可以来修，但需要房客把卧室腾空。我让房客问修的话需要多久，1天之内还是几天， 还没收到回音。
这种给房客造成的不便， 我需要做什么吗？ 或者给什么补偿吗尤其如果一天修不完的话？
房客是一家四口，非常好的房客，每月房租都提前1-3天交，房子也很爱惜，保持的很好。签的是两年的合同。之后估计还会续约。
3.新房的fence 去年装好后好像没有刷保护层。 现在还没问题因为刚一年。 验房师建议考虑刷一层保护。这个现在就刷还是等几年再刷？ 我问了一个价大概$900.

1. 气泡
我觉得没有必要修。你现在修，起码免收两天房租，还得让房客请人来挪家具，你付钱。如果等到空房的时候修，即使你自己付钱也会更便宜，不就是retape the drywall吗，很小的一个事情。
而且你有了建筑商的鉴定，以后出任何问题都是他们的责任。所以不必现在修。
2. 围栏。
我不知道“保护层”是什么东西，如果是stain的话，其实没有很大必要。当然如果你想保护，当然要越早刷越保护，但是过两三年年又要重新刷一次。你自己决定。
还不是全房间ceiling换的那种。租客不能用那间房，东西全搬出，3天修好（补后要回来上油漆），给了租客300补偿。
原来这种气泡造成的dip 还是挺常见的，第一回知道这种现象。
我是异地，如果建商能修最好，否则将来找人也麻烦。
我看建商那边如何回答，需要多久修好再决定。 希望气泡小， 是个小工程。
明白了，维修期间需要免收一些房租。
这个房客一家很好，很容易沟通。我运气好，第一次当房东就碰到了好房客。
2. 我的新房也是租给小家庭，妈妈们都特别负责，我跟她们说，第一年要特别留意，每样东西都要用，尽量挑问题，尽早找建商修理，特别是快满一年时，要解决的 都解决掉。有些问题真不是从建商手里接收房子walk through就能看出来的，只能拜托房客了。
