续签lease前,租客问如果明年买到房,可不可以提前搬走

Tenants are a yong couple, recently got married. Has been the house for a couple of years. Excellent tenants. I didn't increase lease since they move in.


After receiving the lease renewal for 2023 to 2024, they told me that they would like to stay. But they plan to buy house, and they don't know when they will find their own house considering the current housing market and mortgage rate. But if they do find one, how do they break lease?

Yes, we do hold last month rent before they move in.

I am worried that they move out in winter, hard to find new tenants

在你的租约上应该有break lease的条文吧

条文是要他们找到人完成lease,否则他们要一直付。纠结他们是好租客

那按lease来就行

如果他们帮忙秀房,你能尽快找到下一个租客,那他们就不用付了呗。如果是冬天,实在找不到人,那对不起。损失还是他们负责。

去年我也有一个租客relocation走, 我给他们 月到月正常租金,只是要求他们提前30-45天通知我。他们后来都很合作,提前45天通知,提前15天搬出,冰箱 洗衣机烘干机 都留下来了,搬出的那天我就退了押金,利用那15天换地板,找租客,无缝连接,大家好聚好散,都很高兴。
