南加州尔湾townhouse客厅改成小卧室的几个问题

坛里的各位前辈大家好:

在下是刚刚踏足房子的小白,看到各位的帖子以及指导,受到很大启发,非常感谢!在这里,有一些问题希望可以请教坦里的大神们。

在下有一个townhouse在尔湾,不与邻居share wall,是3b2.5b的结构。楼下有半个洗手间(无浴室),而且living room结构非常适合改成小卧室的形式。 所以希望可以

(1)在楼下powder room加一个小小的淋浴。(已经咨询过contractor,空间是够的,但是不知道是不是需要向HOA还有city申请permit)

(2)给楼下客厅加一个divider改成一个小房间。(比如加一个dry wall 或者其他形式的divider).

所以在这里请教一下各位大神的意见。请问这样改动会不会有什么风险呢? 有什么办法可以waive permit application呢?如果加淋浴风险很高,我可以放弃,大家公用楼上洗手间也可以。

这个也是一个方法。只是怕被邻居或者坏租客举报。下面是我想的应对策略:

只是怕邻居举报,或者租客举报,然后讹诈啥的。。。

查了City Building and Safety , 好像这个需要申请permit。不过有一个漏洞可以钻,就是只要不封顶(dry wall与屋顶不连接),就不算做wall, 可以不申请permit. 在想着有什么既合法又省事的操作。

当然,比如用乐高的模块,或者大柜子来当墙,合法合理,但是不好出租。。。。

就很纠结....

The zone is still the same (R zone).

CIty could approve it if it's a SFH. However, mine is a detach condo (or town house) and it's under HOA regulations, which causes a lot of trouble.

That's why I am trying to make it at least legally.

That's why I am trying to make it at least legally. Then if it really got burned (hopefully not), I don't need to end being behind bars. 

For example, if I use curtains or shelf to seperate the living room (which is leagal) and release it to my potential tenant, then it's ok. 

But anyway, actually I will contact City building hall to at least get an idea.

it depends.....分情况讨论

(1)如果是要走pumping,是需要permit

(2)如果买简易的那种淋浴装置(比如淘宝热卖或者amazon热卖的portable shower suite), 就不需要....

现在只是在想办法找一个既合法合规,又安全舒适的方法....

谢谢夸奖! 我其实刚毕业没几年。在学校的时候就是每天写完作业开始刷投坦,现在终于毕业了,终于开始快乐掏粪了

可惜好年月的时候我还在念书,没赶上。毕业了,房价已经高起来了。。。

那么独立屋是否可以这样改呢? 楼下有一个房间一个full bath 要方便多了,而且租金高也容易租掉。

独立屋是可以的。。。

上面的Link是self permit application。 独立屋不受HOA管制,非常方便...

独立屋应该可以这样改

一个朋友申请了permit。正在把客厅加一个卫生间然后和其他房间隔离开单独进出。打算做成airbnb

能改成楼下一个房间想着真不错。

Will your partition change the means of egress in the building? 

Will your bedroom meet the habitable space requirements, minimum footage, natural light and ventilation....

独立屋有的也有HOA也得permit, 我知道有自己改车库给邻居告的:)

也不用改。学生自己就挤着住进去了。你跟他们签一份lease就好了。他们自己协调分摊

先看看h o a 是否允许出租吧。我们这一个老中女在物业不允许的情况下搞短租。屡教不改,最后入狱了

我猜你如果问HOA,百分百没戏而且会被盯上,加个Drywall就行了,共用楼上厕所

The following are the email from City Building Department:

 

If you are building a wall using drywall to divide your living room you will need a permit and an inspection.

Please submit a permit application and plans drawn up and stamped by a licensed CA contractor.

Inspectors will want to see the framing, the material, and how the structure is fastened at the top and bottom.

If your property is a condo you will need to provide a copy of the approved design plans from your HOA.

After that, I asked again “whether licensed Civil Engineer" could be the one review and stamp the plan? Their answer is yes. 

 

So, if you have a licensed Contractor, or a licenses Civil Engineer to help with the plan, you can put the dry wall. BUT, permit needed and City will have someone to do inspection.

Parking space not needed if transfer to a office

After checking building codes and so on, I think I will only add a dry wall in the living room, using the title as "transfer to study room".

Permit is required from City building hall. (Stamp from licensed contractor or civil engineer is need.) So I will contact HOA first to see how to process.
