房子损坏弄脏,我就收她$120的garbage disposal repair , $250 清洁费,加上剩下的$150的房租。迟迟不交,我抱怨几句,她说拿invoice 出来。事实上我是出示了收据的,房租是有合同的,最关键她先答应了的。今天把invoice 给她,她说两周后交$150的租金,其它的要我等候她的legal representive。
感觉她就是想赖账。另外在HOA讨论线上我提到小区要提高租金,不然房客质量差,把房子弄得太糟糕。这事被她知道了,和我的对话中提到。穷人也是有pride的,那里允许名声被糟蹋。。。
我对这房客其实是generous到家了,从来不吹她。走了后看到房子不像样才抱怨的。最后她还理直气壮。
有大侠遇到类似的问题的吗?为这几百块钱我是不想打官司的。我不懂的是,她真有钱请律师?我一个朋友说穷人可以借贷款请律师。
律师打不过,老老实实settle。损失比你这大多。

开始我明明说我自己打扫处理。我也查了一下,disposal 损坏了是房客的责任。北卡这里的法律。空了我再查查确实一下。
因为disposal坏了没给我说,导致水管阻塞,滋生太多的drain flies。最后一张是墙上的洞。最早给我说flies是隔壁飞来的。。。
清洁费比较容易被人误解,相关到是否wear and tear. 你这墙肯定算损坏要修理。
