We ran into this issue serveral times, some tenants bought new houses, some had to move out because that relationship didn't work out.
That is our answer: " We totally understand your situation. Yeah, We would have done with same if we were in your shoes. Unfortunately, since you guys leave earlier before our lease, it puts us in a difficult situation. We would try our best to find a new tenant, The best scenario is that we can find a new tenant right away and give back your security deposit. If not, we probably need to keep the security deposit to offset our loss."
一对年轻租客,当初入住时签的两年合同,截至8/15/22。 现在男的在外地找到工作,6/1开始,所以他们希望我能5/31 release他们。很好的租客,租金一直每月15号准时付,平时也不找事,愿意积极配合招新租客和show房。这种情况应该怎么处理?应该扣下全部的deposit ($1550)吗?lease里面的押金是damage deposit,也没有关于提前搬走如何处理的条款。

现在还有俩月,你如果找到6月的租客,你必须退款,如果你找到的租客7月才开始那他们就必须交这一个月的空挡期。
