In order to affect one's credit, you have to report "debt" related issues to the credit bureau, e.g. late rent. However, credit bureaus don't take reports from individual landlord, they only take reports from large landlords, e.g. > 500 units.
So if he and you have a dispute, you have no way of reporting his issue to the credit bureau. The only thing you can do is to sue him, obtain a money judgment, then seek debt collection. Because this debt was court issued, it can be reported.

自己再经营Airbnb赚钱，房子都装修并且maintain得很好，房东很省心，朋友自己爱旅游，就各处短住一两个月，走带到哪里就把二房东做到哪里，她跟房东算是双赢。有什么不好呢？
