孩子需要租房,在网上看到一个很满意的,但是出租人说人不在当地,第一个月要通过Airbnb操作,然后把钥匙寄过来。总觉得有些奇怪,请大家看一下下面房东的email,是不是有什么猫腻。谢谢!
AriBnB 保护双方,程序如下:
Booking 时 guest 用信用卡付钱给AirBnb,但 host 那时拿不到钱
如果是短租(30天以下),guest 离开后 AirBnb 才给 host 钱
如果是 30+ days,guest 进来后第二天,AirBnB 给 host 钱,每月1次。估计 guest 也是每月付一次,第一个月 booking 时付。
应该说 AirBnB 对客人的保护还是比较周到的。
我 check-in 当天才给具体地址及门锁密码也是对自己的保护。邮寄钥匙听上去不靠谱。没有电子锁,起码当地有人见面给钥匙吧?或者像卖房中间那样挂一个装钥匙的盒子锁。
Booking 后48小时可cancel退钱,48小时后好像就不行了
短租有不同程度的cancel policy,我从前短租时PM made the policy very flexible, people can cancel 48hrs before check-in with full refund
我碰到过一组教会的客人,他们原来订其他房,但 host 要他们不通过Airbnb说可以省很多钱,他们觉得不靠谱就订我的了。
AirBnb 上长租(30 days or more)我的情况是这样收费:
Subtotal = 租金 + 清洁费
Host fee = 3% of Subtotal, host receives Subtotal - Host fee
Guest fee = 10.6% (give or take) of Subtotal, guest pays Subtotal + Guest fee
你要是贪便宜做“场外交易”那就得不到 AirBnb 保护,主要是收钱、付钱的保护。
对 guest 保护比较多,对 host 保护很少。碰到赖着不走的客人 AirBnb 又能干什么?只能保证第一个月的租金。
从客人的信用卡 "hold",不是 "charge"。
东西没坏的话 host 都见不到这个钱。
我还从来没向客人收过东西损坏的费用。打碎个杯子、烧坏个锅子自己就添上了,不值得去搞,
