1031 timeline: You must identify a replacement property for the assets sold within 45 days and then conclude the exchange within 180 days.
You can identify a replacement property 1 day after your last property is sold and close the sale of replacement property on the same day, no problem.
Nobody care about the offer date for the replacement property.
