Because the deposit cannot be used for downpayment, they might be reluctant to pay too much. Because any big spending would impact their mortgage.
So I suggest get additional EMD, that way they can put down more $$$ because it makes no difference at loan application.

我想,addendum加上一句,在有必要的情况下,XXX earnst money将会转为deposit,可能更好,也比较周密。
卖方不希望变长租,按MTM租约进30天通知出签合同,押金可用于恢复搬入状态。
我以前买房子,多次遇到卖家回租一个月的情况。次次都没问题。现在这年头真不敢说了。驱赶禁令就是让人变坏的扯淡禁令。
双方都还有继续交易的意愿,就先搬进来了,给卖房付房租,两个半月以后才终于完成closing。
