请教欠租房客搬走了,其押金房东有权立刻清算吗?

感谢上帝欠租房客赶在三月底之前搬走了,并且也已经与新房客签约了。

现在需要处理这位搬走房客的押金,该租客今年二月初有申请政府的租金补助Program, 但一直没有进一步的消息,上个月有和她签订协议同意延长一个月再处理她的押金,但现在PM又建议继续等等,不想被租客找茬发生任何纠纷,可是做为房东不想继续拖下去了,想等本月底州(内华达)的驱逐令解除以后,立马处理这笔押金(因为欠租三个月,应该全部归房东所有),同时也同意一旦从政府补助机构收到所欠租金,将立马退还给房客其之前的押金,大家觉得这样处理合适吗?欠租房客还有什么理由找茬?或是目前情况下应该怎么做?多谢支招!!

In the state of Nevada, landlords must return a tenant's security deposit or surety, minus any legal deductions, to the tenant within 30 days of lease termination.

You can send the tenant a letter saying you deducted unpaid rent with the security deposit.  And if you receive any assistance rent payment, you will remit the same amount back to the tenant.  

You must send this letter in 30 days after lease termination.

我的PM给欠租搬走的租客发了这么一封信,听说内容是押金延期处理一个月(并且租客也回签同意了),那么进一步请教一下在延期的一个月也到期的情况下,是否应该再发一份通知给租客,内容(如下)就按你上面说的?再次多谢指教!!

We-就是指我们房东啊,或者因为该出租房是委托PM来管理的,至今为止我们房东本身也没有直接和该租客打过交道,所以We-应该指管理公司PM吗?这当中有没有什么讲究?在想你上面的这个letter范文可以让PM发给该租客吧?感谢指教!!
