Full-time or part-time? 2) Your family gross income? 3) Any felonies and evictions? 4) credit score? 5) who will sign the lease with you and questions 1-3 for him/her too? 6) How many people will live with you? 7) Any pets? if yes, what kind and weight? 7) Reasons to move?
重要指标:收入低的,信用记录差的,又驱赶记录的(可能撒谎),又大狗的,我都说:I am still doing my screening. Thank you.再也不理了。这一轮大概有1/3不会回复了因为 不行,还有近1/2回复了但数据不好看。

2. 已经在Zillow上交了$29申请费的就多看2眼, 因为上面有一些验证过的材料了,不达到重要指标的也不理睬。
3.最后选了2-3家最合意的集中到一个下午来看房,每人30分钟,通知他们来时都要带口罩和保持距离。如果看房后,双方有意向,那些已经做过Zillow申请的我就算OK了,没有的让赶紧去申请。
4. 找到人后,给Zillow上还没有恢复的申请者说:Thank you for your application. The house is not avaialbe anymore.其他的不理会也行。
我这次全程用Zillow,很顺利。如果第一轮看房没成,从头继续。不要随便带人看房,费事费力现在还不安全。
碰到过一个小医生,问他两遍干啥的都不理睬,一查他背景是实习医,然后要来看房,穿着白褂子印着名字,还反问我住哪... 这种招进来怕要伺候大爷了。遇到过一月入11万的来租房,都是好好说话写清楚为啥要租。另外zillow上付29的我们这有不少是信用很低的。
