请问我能列一张，让卖家陈述的事情：例如何时换屋顶，电力系统之类的陈述用白字黑字写出来？

或者强制卖家给一份seller disclousure?

一般都有disclosure的，而且是法律规定必须的。

除非卖家从来没有在房子里面住过。你的经纪是realtor吗？你们州的realto association应该有standard disclosure form的。

这种加条件的不就是counter offer 么？买家可以counter, 卖家也可以counter back.

而且有经验的listing agent都会让卖家尽可能多的disclose. 因为不告知，就有欺诈的嫌疑，以后有吃官司的可能。告知了，以后的责任都是买家的了。 你这个经纪也挺有意思的。我和我打过交道的经纪都是恨不得多disclose. 混多了，知道这里水有多深。

有时候不是卖家不disclose, 而是我们自己也不知道房子哪里有问题。只能说是house inspection list必须修

不过有些问题，inspector也看不出来或者不知道。比如，有没有种过大麻。这种时候就需要卖家的告知义务了。法律规定的义务已经买家秋后算账的可能也促使卖家和经纪诚实告知。

请核实州法。另外记得foreclosure, REO不被要求。

卖家完全可以说不知道，尤其有些肉眼无法见到的，一般的inspector也不会出报告，除非买家另请专项检测。

我买的法拍屋，都没有卖家disclosure。找个懂房子的人帮看看。房检也看不出啥。
