2019 底 75% Refinace 出租房A, 现金低于市场抢购入 $196,000 出租房 B;

现市值 A房$280,000, loan balance $193,000; B房 $290,000; 

Equity Return: (280,000+290,000-193,000-261,333)/ 261,333 =0.442 = 44.2%

Rent Return: [(300+1350) -1200] /1200 = 0.37 = 37%

负债率: 193,000 / (280,000+290,000) = 0.34 = 34%

普通房地产投资者也能以小博大,根据具体情况去修改重复发挥这个模型。

实例是回报较好的一个房,其余房子的回报有待提高。
