2. If lease says inform each other 30 days before lease end whether to continue, and if now you are not at any agreement, then you have not informed each other at all whether either party would continue the lease. So the 30 day provision was not in effect.
When you reached at an agreement or failed to reach agreement, from they can stay 30 days from that day forward (or at least a rent period, depend on the lease language).

Usually state law would say how many days you have to notify them about rent increase or vacate. So check your state law
