有和租客重新续约时谈条件的吗?

房客还不错,按时交租。要续租约时我想提两个方案,不知可行不?
选择1. 只加 5%的房价(现房租低于市场价),再续一年。

选择2. 加8% ($100/月), 但同意给他们建个$3,000多的东西,今后2-3年内也不加房租了。(这是我最想做的,建的东西对以后租也好)

另外他们是30天前要告诉我续不续约,那我什么时候告诉他们我上面的选择?给2个星期够了吗?还是他们30天前先通知我了,我再告诉他们这是我给他们的选择?谢谢指教。

1. 8% = $100, then 3% = $37.5,   3 years of $37.5/m = $1332, and you have to put in $3000?  Not worth it.

2. If lease says inform each other 30 days before lease end whether to continue, and if now you are not at any agreement, then you have not informed each other at all whether either party would continue the lease.  So the 30 day provision was not in effect.  

When you reached at an agreement or failed to reach agreement, from they can stay 30 days from that day forward (or at least a rent period, depend on the lease language).
