大学资助,看资产(asset)和收入(income)。
银行里面10万元,和买个10万元的出租房,或者买个30万元的出租房贷20万元的贷款,最后你的资产都是10万元,在申请大学资助上都是一样的。
当然10万元拿利息和一个出租房拿出租收入,最后年收入稍微有些不同,但是如果一年13-18万,这点收入区别应该影响不大。

父母收入影响大得多。不很高的存款或是少数的投资房影响较小。你的assets学校在IRS都查得到,因为你报过税。
建议你付孩子学费那年把钱放529里过一下,可以省几百州税。

投房子回报也许会高些。其他差不多,省不了税,也有下跌风险。

带投资免税功能比如whole life,还有现在比较流行的万能指数险。whole life 贵,回报一般但保证。
万能指数险相对便宜,回报跟踪指数(比如sp500),大盘下跌保底,大盘上涨收益跟涨但一般有个cap. 这个的好处是灵活,投多投少都可以。满足一定条件拿出钱来可以免税。当然这个是长期投资不要指望很快就能拿钱出来。这个类似于roth ira,税后的钱投,收益免税,好处是时间用途不受限制。用来做教育基金养老基金都是很不错的选择。
