银行提供的Forbearance要比Refinance好很多

我的贷款银行前一阵一直弹出Covid19 relief 方案, 当时我就一点就可以申请了,而
且是秒批准6个月,今天刚刚打电话到银行确认过了推迟的贷款不需要一次性还上,可
以做loan modification,也就是把错过的6个payment,直接放到loan的最后,loan自
动延长半年,我的问题是:那我这半年不就是白住了吗?进一步如果我把这累计的6个
月的payment,在6个月以后全部用来还本金,那我不是白白省了很多的钱?银行要亏钱了!

举个简单的例子:60万贷款,4%利息,每个月2865,首月利息2000,本金865.为计算方便一开始就进入Forbearance, 粗算一下: 6个月的payment $17190, 利息$12000(实际略少),本金$5190(实际略多)。如果用这节省的6个月$17190在第七个月全部冲还本金,初略算是不是就省了18个月的利息?(17190/5190约等于3),也就是说省了$
36000的利息,刚刚查了一下Amortization Table,在第18期末的时候的确已经偿还了
本金$16009.77,利息$35551.2, 说明我的估算基本是准确的,当然最终节约多少钱?
应该是$36000-$5292(30年后还的6个payments$17190的现值PV,4%利息,29.5年)约
等于3万元左右。请问我的计算有没有问题?谢谢

综上所述,个人觉得Forbearance比refinance 要暗爽很多,可以用累计的payment去偿还本金,达到巨幅降息的效果,而且Forbearance不会影响信用和Refinanceability( 到时候只要opt out即可,有的lender 当场就能做,有些lender要等3个月)

看了一下,有的银行是不延长贷款期限的,6个月后需把6个月的本金加利息一次付清。

Wells的不行

We will initially suspend payments for 3 months.

A short-term payment suspension (forbearance) temporarily pauses your
obligation to make monthly payments for 3 months.

It's best to request payment suspension due to a COVID-19 hardship only when you really need it because you may need to repay any missed payments at the end of the short-term relief period.

We understand it may be difficult to repay the paused payments, and we can
work with you on additional options for your situation. These options may
include continuing suspension of payments, moving the missed payments to the end of the loan, or a modification to help with longer-term financial
changes.

During payment suspension, we won’t charge late fees.

If your loan was current when you requested payment suspension we won’t
report missed payments to the consumer reporting agencies. We will report
you as current with a comment that the loan is in short-term payment
suspension (forbearance).

If your loan was past-due when you requested payment suspension we will not report any additional missed payments to the consumer reporting agencies
during the payment suspension period. We won’t refer the loan to
foreclosure at this time.

While you're protected under the payment suspension for this loan, if you
have a Wells Fargo Home Equity line of credit, it will be restricted from
further advances and you will not have access to funds from this account.
When the payment suspension ends or when you've resumed regular payments,
please contact us to request a reinstatement of the account. Additional
information will be provided in writing.

By accepting this short-term payment suspension, you will be ineligible for a new Wells Fargo mortgage product, including a new home loan or a refinance of an existing home loan, until certain conditions are met. Your financial hardship must be over. You must be out of payment suspension. You must have resolved any missed payments. You may also be inelligble for other new Wells Fargo consumer products, such as an auto loan, personal loan or credit card, until these conditions are met.

You'll need to stop the automatic payments you're making from bill pay on
Wells Fargo or with any other financial institution. If you have a plan with us to automatically withdraw your payments directly from your checking or
savings account, you will need to stop it right away. Or, if you choose to
wait, we will suspend your drafting in approximately 2 business days. You'll need to contact us to restart automatic payments or plans once the payment suspension period ends.

6个月的金额推迟30年还款,实际就是拿了一个30年的无息贷款

如果投到sp500有每年10%的收益,30年后大概能赚30万,非常不错

前是share data的,做过这个会对以后贷款和refinance产生影响,至于影响有多大,
现在也不知道

算得没啥问题

可是如果做refi呢?按你的例子现在refi把rete从4%降到3.25%,那么你这么做还合算吗
?除非你说forbearance之后再refi,但那样就要假设利率不会涨上去

最近在作refinancing,银行就重复要所有房产贷款的最新账单。问为什麽,回答是担心有forbearance。
理论上没有影响,银行不是傻子还是要看的。
