[求助]看上一个房子,纠结中!(5/2 update)

其实这是我们要买的第三个房子,前俩个房子没经验,房子有问题,又买的高卖的低,亏了不少,不过也学了不少。这次比较谨慎,而且也知道想要什么房子。上个礼拜开始找realtor看房子,其实自己在网上已经看了不下几百个了。昨天看到一个在location, 结构和功能上满足我所有要求的:80年建,best school, good location (even in the neighbourhood),正南正北向,前后院很好,2800 sft, 4bed, 3 full bath, 1st floor office,open kitchen/bf/family rm area,big full basement,2.5 cars。floor plan 很tranditional,每个房间位置大小都适中,没有浪费或别扭的地方。
 
纠结1: 房子没有upgrade。房子状况没有那么遭,可以move in,但是needs a lot of work,小到刷墙,换门把手,大到remodel kitchen, finish basement。我俩到不是不能做(其实我甚至有点跃跃欲试),只是再一想,觉得带着孩子
怕一旦住进去,没有精力和时间,不知哪年哪月能完成。但是一旦做好了,it might be my dream house, I can live there for a long time.
 
纠结2: price. 按说房子没有upgrade,价格应该低一些,偏偏相反,it lists 650k, there are several houses for sale in one/two blocks, price from 50万出头(没upgrade)到60万出头(upgraded), obviously it’s overpriced. 我的realtor进门几分中后就说”it's way overpriced, it should be less than 600k”, because of those upgrades mentioned above, it probably costs 100k, my husband and I think we want to buy it if it’s below 550k. So we decided to check some historic information to see if  it’s possible.  The historic data show the houses sold in the past two years, the average $/sft is 196, this house is 228, if it’s 196, the price should be 550k (as we thought). Then I saw a big problem-- the owner bought it at 705k in 2006,  we don’t think they can go that low. So for this situation,  I don’t know if we should give a try or just move on. (But I have a feeling this house will goes to SS or F )
 
If you were us, will you buy?
 
P.S the house has been on market since last December, still in original price, owner already moved to London.

从大的来吧:
1。remodel whole kitchen,that's the first of first,  19X16 , 中挡次的, 要有island, granit top。
2。要换kitchen,就要连带换地板,现在是地板革,打算全铺木地板,大概2500sft,楼梯不用做。
3。finish basement。总共大概1350sft,一半finished,但是也要从新做。
4。二楼的卫生间要换地板,sink,还没想好要不要换位置。要换位置就要找人做了。
5。所有的窗户都是original的,我们这冬天又冷又长。都要换。大概14个小的,两个大的,还有两个双开的玻璃们(to backyard)。
6. small projects include: 所有门, 门窗trim都要刷漆 (现在颜色很难看)。 加crown molding,墙围。换门把手。刷墙。add more lights.
5/2 update。 这几个星期又陆陆续续看了大概30-35个房子(网上无数),还是觉得这个的layout最好。又去看了一次,觉得房子的condition就像SS or F 的房子 (房主看起来要get rid of it了),但有很大潜力的。再加上看了这末多房,心里有点数,我们觉得这个房子如果是装修好的(like other houses in the same neighbor), 是值650k的,减去100k装修,550k我们可以考虑 (不知这种算法对不对)。于是让realtor做CMA,结果和我们想象的差不多540-550。现在想出offer,有两个问题:
1。做CMA时,我看到owner当时贷了两笔loan, 共624k。如果我们出低于这个数,seller有可能进入shortsale,it is going to be complicated and take long time. should we jump in? 2. 如果我们的底线是550k,第一个offer应该写多少?realtor说如果我们给个再低的number,it might scare the seller away. or give a number close to 550k,but it's hard offer, maybe seller still want to play with us. what should we do?

如果list有一段时间了,给个合适的价格的offer(或者更低,有砍价的余地的)

I don't think you should move on now, at least give it a try. Finding a dream house is not easy.
 
The only concen you have for this house is the price. 去年我们碰到同样的情况,没给OFFER,现在后悔莫及

and the owner never reduce the price? Is it a regular sale? I wonder the owner is pay mortgage or not?

I just heard from my realtor, she told me the owner moved to London , they really need to sale this house . that's a good thing.

我agent给我说过“house has no feelings, they will not be hurt",意思就是说你爱怎么杀价就怎么杀,不要担心错过了,如果是overprice,你就还你觉得合理的价格

在最贵的加州,100k upgrade sounds insane. 如果只是刷墙,换门,很便宜的。basement我不清楚,kitchen大概也就1万顶多了。价格wise,你总要给个offer试试。然后等卖房counter。让你的agent去谈,如果说对方觉得550k too low,不用试了,也会跟你agent讲的。

 给offer又不花钱,你给就是了,他卖不卖是他的事。这种东西都是市场决定的,叫得高只要有人买那就让别人买去好了。我现在也在等回音,那个房子一开始叫得夸张,估计都没人看,过了两周降了8.5%,我看了很好,不过还是贵,agent也说贵,给offer又降了8.5%,基本算是市价。现在快两天了,我的agent说卖家犹犹豫豫的,seller agent还在努力说服她,她不决定,过了4/30,我的offer还要降8k。

不过我也见过等啊等,价格远没降到买家要的份上,房子就卖掉了。

上次我朋友也是的,开价500k的房子,他们觉得太贵,想出480k,listing agent讲太低了,不用递进来。之前有个更好的offer,
owner已经锯掉了。当时房子已经on market 3
weeks,从515k降下来的。然后我朋友就观望。2周后房子卖掉了。朋友那个后悔啊。现在一查sales price, 510k。

那个房子location,学区都很好,背后靠一个大公园。唯一缺点就是有个游泳池。

这就是市场啊,这么多钱的东西,绝大多数人都是理智的,别人觉得510K值,你觉得不值也没办法。他那个情况就是listing price拿不下来了,当时出了500K也不一定到手。像我这个房子,如果不再降这个8.5%是不值得的,谁要谁买,我不买。

我也是。一上市100多天的房子,我offer降了4W,卖家还价2W,说是最后的低价了。不知道怎样,希望他收不到别的更好的offer还有谈的余地。

根据你说的,我觉得这个房子确实是Overprice了,但是递Offer不花钱,你也不损失什么,所以可以Try一下啊,买不买得到再说。这个房主有钱啊,死不降价,06年是房市最好房价最高的时候,但是现在这个时候,想差不多买价的价格卖是不太可能的,现在8K快到期了,我们这里新出来的房子都是贵得离谱,也就是最后的疯狂,对于你这个650K,550K的房子,这个8K没有太大意义,等到8K没有了,他这个价位要跌的话可不止是8K了。

感觉按爱宝宝的标准, 可以不到5万就做下来了.

即使全部重新装修需要10万, 那么, 人家已经都装修好的房子,  depreciate后这边部分应该只值50-70%.

 我觉得你如果60W能拿下来, 自己花30%-50% of 10W, 可以实现一个完全自己喜欢的房子, 还是值得的.

可以考虑出55W, 底线60W, 不行再撤.
