inspection report: The concrete slabs adjacent to the garage door have sunken and the slab next to them has heaved due to water erosion of sand beneath the concrete and resulting freezing expansion damage from beneath the concrete slab surfaces (see pictures 1-2, Section 3.6 of this report). These affected slabs should be replaced and new concrete installed. This is a serious deficiency of this home and definitely not a normal maintenance item. Damage of this nature would not be expected to be found in a normally maintained home that is only 8 years old. The seller should pay for the removal and replacement of all of the sunken, heaved, and cracked concrete slabs. This damage could have been avoided if the expansion cracks that have opened had been properly filled with appropriate concrete patch material. Since they haven't, the buyers should not have to assume the lack of proper maintenance by the seller. I highly recommend that you have a local concrete contractor examine the damage and provide a quote for removal and installation of new concrete. I estimate the cost of doing this around $2,000 to $3,000. Once the damaged slabs have been replaced, I highly recommend that you have all of the remaining concrete expansion cracks filled using a premixed epoxy based concrete patch material. 最近我在买房子。被agent 忽悠乐。出价高了很多。(高15%)我交了$1000的earnst money. 合同上说inspection contigency. 我作了inspection.可是问题不大。就pavement 有点问题要修一下。我现在很想退出。可是不知道怎莫说.

pavement有问题要修,就可以以inspection contigency退出. 你可以坚持pavement这个问题对你来说很重要,就是不满意.

可 inspection report上说的concrete slab, 这可以说是关系到foundation的问题.
地基不明不白下陷, 当然 是个非常大的concern.
谁能保证房子的其他部分不会也有类似的问题呢?
