Chase给了3.375 no point, Citi都快搞到最后一步了,要锁利率非得要我3.375+0.125的point,大选前夜,Citi的agent半夜给我电话要我锁利率,很是付责任,解释Trump当选很可能利率要涨,但是就是要多0.125的point, 我比较固执,坚决不同意,没道理Chase不要,你要吧,但是跟Citi搞了好久,麻烦了loan officer好多事情,文件也都搞好了,评估也做了,没好意思直接抛弃Citi, 马上跟Chase直接锁住利率。我说再等等看吧,结果等到的是Trump当选,国债上涨。
当时要是不是一时心软,就应该直接抛弃Citi, 转投Chase. 现在也不需要真么郁闷。
利率现在是Chase 3.5 with 0.875 credit, Citi不知道高到多少了,估计要3.625 or 3.75了。

Purchase Price is 1.0805M, 20% downpayment. @ Southern California.

we quoted with chase and citi at the same time, but decide go with citi since someone introduced the loan officer to us and Chase is famouse for late closing. But citi rate is always worse than chase. we try to do price match but the loan officer can not do it. then we wait we wait until D.T is elected. Citi rates are worse and we have to part away with citi at the end.
if we lock before the election, we can do 2.875 with 1.1 credit or 3.375 with 1.1 credit. Now, 2.875 with 0.625 credit. No more 30 year fixed given the cost.
Even today chase still has better rate than other banks for Jumbo.

都签字了,Apprasial都做完了。估计要交几百块underwriting fee和apprasial fee. 看看Chase能不能transfer appraisal report吧。
一点没错,这些人都非常非常的tricky!今年的贷款非常的复杂,要的东西多如牛毛。
当然不要买point了。

need pay Citi Appraisal for $700. my loan contingency is Nov 29th and the escrow is Dec 14th, so enough time to close.

快锁把,绝对是涨的。不懂买点的钱可不可以在算税时和利息一样对待,但我不会卖点数,因为税的问题。再说了,想在还是低,所以现金在手里可以再投资。
我当时看CIti不能no point 3.375就想换到Chase了,但是一犹豫,没换,再换,利率就不好了。

lock 利率是在offer谈下来之后么
Lock rate 按道理要你有executed contract 后才lock, 具体什么时候lock 要看你什么时候close, lock 30还是60天,还有当时利率如何。

好多人都因为跟agent打交道好久,跟loan officer做了好久,花了一些钱,而不好意思,甩掉他们换别人。
我只是想告诉大家,服务差不多,甚至稍差,哪家便宜就去哪家。没什么不好意思的。最终你花的是自己的钱,尤其是1M的房子,好多钱,更不能不好意思。

你们city loan officer 真的很不错了,还知道trump 上台利率能涨。我这边告知他上台利率跌
