德州的地税是联邦收吗?
好像德州的房产税也不是州里收的,而是由local tax authorities收,所以地方有那么大的征税权。
我查过,2025-01-01是给今年定房产价值,就是2025年全年的税基,2026-01-01前交就可以。 所以比较震惊哪怕是今年一月二号房子被烧,你也要交2025年的全额地产税。
事主去申请了,人理都不理就丢出Texas这个Code。所以我好奇其它州是不是也这样。
2024年死的人可以不报2024的税吗?
地产税付的是去年的.不是今年的.

不是地税高低的问题,是觉得这样的法律太可怕了。房子都不能住了少交点至少还说得过去,按全额缴完全就是抢钱了。
不清楚德州如何操作,理论上应该允许屋主argue, 当年减掉一部分。 不过可能也便宜不了太多,毕竟很多地税大头在地上 - 至少我们70%-80%在地上。
这就是这个税法的邪恶之处啊,正常人肯定得走保险去重建或修理房子了,明年再申请抗税说不定要缴更多了。但是这一年肯定住不了得租房,保险也不会cover你所有重建的费用,然后还要缴全额高额地税。三重暴击。 你的房子第二天就不能住了,为什么仍然要为今年剩下来的364天按房产没有被烧之前的价值交税?难道不是12/31定税基更合理吗?这个楼里就有好几个以为这个税基是针对上一年的。
德州的地大多数地方都不值钱,主要是房屋建筑主体的价值。
