房客还不肯交房租

Tenant:Hello! Yes we are doing fine. thank you. I am still waiting on the check from the irs. The direct deposit didn''t go through so they are sending a paper check. I will have to wait to pay rent until when the check comes in. It is a large amount that will cover all that I will owe you for the rest of our stay here. It is projected to be here by June 8th or sooner. Im sorry for the delay. I assure you I am doing the best I can and will pay may & June when rent + late fees when I get the check. Before moving july 1st, I will also have the $2000 penalty for early lease termination. I am also hopeful that the house will be as good or better than when I arrived and the deposit can be returned. Thank you again。
本来应该5/1交的 现在还没交 之前没欠过 有过一次晚交一个月的 我有允许 没收late fees 但现在老婆跑了 一个人带俩娃 手头紧 他还break the lease 说愿意付毁约金 但是你看上面的我该怎么办?

比起晚一两个月交房租,我会更希望他搬走。需要靠tax refund交房租,以后麻烦会更多。

还是看history.
如果住的时间不短,之前没有问题,那我肯定会手软,并且有心理准备,他大概是付不起了。
他带两个孩子,也许退税真的会不少。

第一次拖欠也确实是情有可原,相互理解下,而且主动跟你沟通,也愿意付违约金。。。真的已经是非常好的租客了

既然他同意交early termination罚款,赶紧让他走啊!

搭车问一下,如果合同里写了每12个月涨百分之几,是不是提前给个heads up就行了

唉,想到“当幸福来敲门”的窘况,房东也要钱生活,房客也可怜,一时付不起,也是真的难,2孩子还要养,想想都透不过气

别要违约金了,等他补齐房租就行了

Best case他会付5,6月加罚金吧? Worst case后面不付了,你没收定金,最多也就亏一个月房租。 估计也没啥办法,6月之后有空就催。

以前一直交的话,这次晚交说明人家真的是困难了,而且主动要付违约金。 我也觉得只要他们付正常房租搬走就行了。 别收违约金了,就当给自己积攒福报吧

这封信写的不错,答应搬走也说明几个星期就交租金。有些房东一点亏不吃,就没有人情味了不是。再说现在这种情况,你赶人搬出去也不是一天两天的事。
