请问卖掉出租房的钱算收入吗?有什么好方法能避税?

楼主在中西部小城,有个常年出租的房子,因为麻烦事太多,偶尔还遇到过几次不付钱的无赖租客,所以最近把它卖了。
卖价比10年前的买价多了十几万吧。
请问这十几万算我今年的收入吗?那不是得交好多税?
有什么避税的方法吗?

你这些年有没有攒repair cost 的亏损,可以算进去。同时卖房的时候需要recapture depreciation,意味着你得把这些年通过depreciation推迟交税的收入吐出来缴税。

不仅仅是capital gain要交税,你每年报的depreciation 是defer的tax也要还回去。所以其实如果很多年了不如做cash out liquid算了。或者先找到下一个房子再卖做1031否则没有多少钱能拿回来。

如果一个房买入50万,十年后60万卖掉,那应该交10万的税,加上十年中每年抵的depreciation? 如果再买房,是投资10万,还是60万,才可以抵税?

刚查了一下, 收入58万以下15% ,。以上20%

出租时间长了还是做1031exchange划算。
